New Industrial Condo Completed in Escondido
October 20, 2006
Erickson Hall Construction has completed work on 1250 Pacific Oaks Way, a 17,889-square-foot building located within the Harmony Grove Industrial Park in Escondido.
The developer, Evanco Realty Advisors, created five individual industrial condo units ranging from 3,470 square feet to 3,746 square feet. Each unit has 400 square feet of office, 200 amps and 120/208 volts of power, one 12-foot grade-level, roll-up door and 20-soot clear height in the warehouse. The warehouse ceiling is insulated and the building has drive-around access.
Jim Benson and Bob Willingham of Coldwell Banker Commercial are handling the sales of the units. According to the brokers, this is the only industrial condo project in Escondido. Two of the units are currently in escrow, just one month after completion. The brokers' goal is to have all of the units under contract by the end of the year.
The designer for the project was Architects Mosher Drew Watson Ferguson. Engineering consultants included Wiseman+Rohy for structural, Masson and Associates for civil, Bender Dean for mechanical and NED Inc. for electrical. The landscape architect was Darsono Design Associates.
Major subcontractors for the project consisted of Arias Mechanical, DL Olsen Landscape, Dolphin Steel, DLM Construction, Gary Cornell Painting, H & K Construction, Peterson Plumbing, Precision Electric, Fox & Turner Drywall, Superior Roofing and Sun Pacific Services.
